What Happens on Auction Day
EXCITING ATMOSPHERE

No other sales method can ever duplicate the excitement associated with auctions. The electricity in the atmosphere breeds that excitement and increases the competitive nature of the bidders. For those who have never been to an auction before, the auctioneer will usually start by selling a small item, such as a tie, with proceeds going to charity. This helps familiarize the audience with how the process works and with the auctioneer’s chant.

BIDDER CONFIDENCE

One of the greatest determining factors between a successful auction and a not-so-successful auction is the confidence of the bidders about what they are buying.

At Roebuck Auctions, our marketing department will provide all the necessary research and materials so that bidders will have access to any information they need to bid with confidence. If an auction is conducted on site, we will allow bidders a final inspection period immediately prior to the auction to take one last look around. This also allows us one more opportunity to address any questions and to emphasize the selling features of your prop­erty to prospective bidders.

SELLER CONFIDENCE

On auction day, our sellers always appreciate our painstaking preparations for three main reasons: the event is well attended by serious bidders, bidders are conversant and knowledgable about the property, and our auctions are always exciting but professional events.

Our sellers also appreciate how easy we make the process for them by preparing all contracts, always having a Notary Public and a closing attorney present and always having knowledge­able staff on hand to address any last minute questions from prospective bidders. Additionally, our closing coordinator’s attention to detail helps make every real estate closing smooth and trouble-free for the client.

COMPETITVE BIDDING

Competitive bidding is what makes auctions work. Bidders are placed in a comfortable yet competitive environment where they must compete against one another. The psychological effect of this cannot be found in any other sales method. Nothing can better reinforce the value of your property in a bidder’s mind than to see someone else increasing the bid.

Professional bid assistants will be on hand to help address questions and ensure that every­one who wants to bid, does indeed bid. After the auctioneer and bid assistants are positive that the highest possible price has been reached, the auctioneer closes the bidding and the property is sold. At that point, the successful bidder and you will sign a real estate contract, the required 10% deposit will be collected from the buyer and a closing date will be set, usually within 30 days from the date of the auction.
