 Only registered Bidders can bid.  Proof of financial viability will be required at the Auction.
 
There is a 10% Buyer’s Premium.  The 10% will be added to the Winning Bid to determine the Total Purchase Price.
 
The High Bidder will pay a ten percent (10%) non-refundable deposit and sign a Sales Contract the day of the Auction.  The closing must occur within 30 days after the Auction Date at the offices of:

Title insurance will be available at the expense of the Purchaser.  All taxes will be prorated as of the closing date, and each party will pay their own typical closing costs.
 
No property will be sold with contingencies in the contract including any financing contingency.
 
All property is sold “As Is / Where Is”.  The only guarantee from the Seller is a valid, good and marketable title to the property.  Neither the Seller nor Roebuck Auctions or any of its employees are giving any warranties other than the Seller’s Title Warranty.  The property is being sold subject to all easements, covenants, conditions, zoning, and any other existing matters.
